Third FlexStart production facility completed at Klaipėda FEZ

Last month, the Klaipėda Free Economic Zone (FEZ) management company officially completed the third building in its internationally awarded FlexStart family of flexible industrial facilities. More than half of the new building will be occupied by Hawe Hydraulik, a German manufacturer of mechatronics, hydraulic products and systems, which is starting production in Klaipėda.

Located at Pramonės street 31, FlexStart 03 is the newest member of the FlexStart group of highly adaptable facilities, covering 8,000 square meters. The Klaipėda FEZ management company invested €8.5 million in the project, of which €5.12 million was financed through an ILTE loan. Construction was completed in less than a year.

FlexStart 03 incorporates features identified during market analysis and consultations with prospective tenants as most relevant to clients in manufacturing, logistics, trade, and other sectors. Among the key improvements are higher ceilings reaching 8 meters, the option to install employee recreation areas, a greener and more urban-style environment, recreational zones, smart heating and cooling systems, and increased natural light.

Slightly more than half of the new building will be taken up by Hawe Hydraulik, one of the most notable recent foreign direct investment projects in Lithuania. In Klaipėda, Hawe will initially produce hydraulic systems for the wind energy sector.
“FlexStart03 was built to suit our business requirements, enabling us to start production in a relatively short amount of time. Additionally, Lithuania’s strong talent pool and local institutional support were key in getting operations up and running,” says Maximilian Röring, the General Manager of HAWE Lithuania.

The company is currently awaiting neighbors for the remaining leasable space in FlexStart 03. The entire building was developed to meet Hawe Hydraulik’s quality expectations.

Darius Urbonas, Head of Real Estate at Klaipėda FEZ, who oversaw the project, emphasizes that FlexStart 03 sets a new quality benchmark for industrial facilities.

“This project stands out with its architectural and technical solutions – the office and staff areas here match the standards of A-class business centers. We built quickly, on time, and in a way that even a highly demanding German investor could begin operations without delay,” says Urbonas.

Klaipėda FEZ CEO Eimantas Kiudulas adds that by choosing Lithuania, Klaipėda, and specifically FlexStart, the new investor has validated the strengths of our region: talent availability, government support, modern infrastructure, strategic location, and the ability to settle in quickly – all of which remain a highly competitive package in the high value-added segment.

Klaipėda FEZ is already finalizing the design of the fourth FlexStart facility, with construction planned once a building permit is obtained. FlexStart 04 will be developed next to the existing facilities at Pramonės street 33, with a planned area of about 9,000 square meters.

Companies already operating in FlexStart facilities include Retal Baltic Films, KOVO Armor, Hawe Hydraulik, Werner Wirth Baltic, Etman, Glob-El, Pod Furniture, Albright, and others. Klaipėda FEZ invites Lithuanian and international businesses to take advantage of available space in the first FlexStart buildings, which provide investor status, integration into the active FEZ business community, and other benefits. Several segments are also available in the third FlexStart alongside Hawe.
